Montclair Township also provides a Section 8 Rental Voucher Program that increases affordable housing choices for very low-income households by allowing families to choose privately owned rental housing. Through this program, the Township pays the landlord the difference between 30 percent of household income and the pre-determined payment standard – about 80 to 100 percent of the fair market rent (FMR). The rent must be reasonable. The goal of this program is to promote self-sufficiency for low income program participants who do not have the means to rent at market rate. For more information about the rental voucher program, please contact Bruce M. Morgan, Housing Officer at 973 509-4935 or by e-mail at This e-mail address is being protected from spambots.
