The Department of Planning and Community Development is responsible for preparing and implementing the Township's Master Plan in order to ensure the sustainability of the Township and its social and economic well-being. The Department serves as the professional and administrative staff to the Montclair Township Planning Board, Zoning Board of Adjustment, Historic Preservation Commission and Housing Commission and oversees the Building Office. The department is responsible for overseeing Montclair Township's Affordable Housing and Community Development programs, and provides assistance to residents, businesses, and builders relating to a variety of land use issues.

Applicants are encouraged to meet with municipal staff prior to filing an application for development. Appointments for such meetings can be arranged by calling Kristen Hunter at 973-509-4954. To help this process run smoothly, we have attached the following information:

Planning Dept Launches Online Interactive Map PDF Print E-mail

small section of Montclair interactive mapThe Montclair Department of Planning and Community Development announces the launch of the Township of Montclair: Map Viewer.  This interactive web map provides a wealth of information about an array of locations and services in the Township.

The web map includes information on local parks, legislative and congressional districts, polling locations, flood zones, refuse/recycling collection, schools, and transit. The map also includes property information for all tax lots in the Township.

Planning Department Offers Online Zoning Map PDF Print E-mail

Zoning Map sectionThe Department of Planning and Community Development has developed an online interactive map to share zoning information with the public. The map is designed to conveniently and quickly serve as the first step in obtaining Township zoning information.

The interactive map enables users to view zoning information and link directly to the Montclair Township Code online (available through E-Code 360). Here users can obtain information on uses and bulk requirements of each zone district.

In addition, parcel information, historic district/landmark information, redevelopment plans, steep slope areas and Township Ward boundaries have also been included for reference.

The Department of Planning and Community Development has reformatted the Township’s existing Zoning Map into a digital format. At the August 25, 2015 meeting of the Township Council, the newly created map was adopted as the official zoning map for the Township of Montclair. Affordable Housing Units Available at Valley & Bloom PDF Print E-mail

The brand new affordable luxury apartments at Valley & Bloom are designed to meet Montclair's  fair share  of the growing need for affordable housing in New Jersey. The new development offers 26 one- two- and three-bedroom affordable apartments to income qualified applicants.

Applicants must first qualify on the basis of gross annual income and are subject to a random selection. Montclair has contracted with Piazza & Associates for affordable housing compliance services. Planning Dept Creates Online Zoning Map PDF Print E-mail

Zoning Map sectionThe Department of Planning and Community Development has created a zoning map of current township zoning ordinances. The map shows the existing zoning for each lot in the Township and includes historic landmarks and districts, redevelopment plans and steep slopes. The draft map is available for viewing here. TONIGHT: Lackawanna Plaza Redevelopment Visioning Workshop PDF Print E-mail

Lackawanna PlazaMontclair Township will host a Lackawanna Plaza Redevelopment community meeting on Tuesday, June 2, 7:30 to 10:00 p.m. at Fire Department Headquarters, 1 Pine Street, Montclair. The meeting will include a short presentation, followed by an interactive visioning workshop that will help plan the future of Lackawanna Plaza and will build on what was learned since the March 30 community workshop (March 30 workshop summary available here).
