Affordable Rental Units Administered by the Township

The affordable rental housing opportunities listed below are maintained by the Township of Montclair.  The Township has contracted with Piazza & Associates, Inc. to administer the application process for these housing opportunities.  

Applicants interested in any of the housing opportunities listed below should complete a Preliminary Application for Affordable Housing and submit it to Piazza & Associates, Inc. for review.

Valley & Bloom (34 Valley Road)

A residential rental community in the heart of Montclair, Valley & Bloom ofers 26 one-, two-, and three-bedroom affordable apartments to income qualified applicants.

Complete the Preliminary Application for Affordable Housing and select "Valley & Bloom" under Section E - Preferences.  Return the completed for to Piazza & Associates, Inc.  Detailed instructions are provided in the Preliminary Application.

24 Elm Street

A 12-unit ownership project that is currently operated as a rental project with 2 affordable units.  The affordable two-bedroom units include one low- and one moderate-income unit each.  The project was completed in 2007.

Complete the Preliminary Application for Affordable Housing and select "General Rentals" under Section E - Preferences.  Return the completed for to Piazza & Associates, Inc.  Detailed instructions are provided in the Preliminary Application.

Montclair Residences (11 Pine Street)

The Montclair Residences at Bay Street Station inclusionary project was built in 2009 and contains 146 market-rate units and 17 affordable units.  The project is located at 11 Pine Street, adjacent to the NJ Transit Bay Street train station.  There are 9 one-bedroom and 8 two-bedroom affordable rental units.

Complete the Preliminary Application for Affordable Housing and select "General Rentals" under Section E - Preferences.  Return the completed for to Piazza & Associates, Inc.  Detailed instructions are provided in the Preliminary Application.

HOMECorp Rentals

There are a variety of rental properties scattered throughout the Township that are owned and operated by HOMECorp, a local non-profit corporation whose mission includes the development and operation of affordable housing.

Complete the Preliminary Application for Affordable Housing and select "HOMECorp Rentals" under Section E - Preferences.  Return the completed for to Piazza & Associates, Inc.  Detailed instructions are provided in the Preliminary Application.

192-194 Bloomfield Avenue

This project includes 11 market-rate and 1 one-bedroom affordable units.

Complete the Preliminary Application for Affordable Housing and select "General Rentals" under Section E - Preferences.  Return the completed for to Piazza & Associates, Inc.  Detailed instructions are provided in the Preliminary Application.

Montclairion II (125 Bloomfield Avenue)

This project, located near the intersection of Bloomfield Avenue and Pine Street, includes 1 two-bedroom, low-income unit and 1 three bedroom, moderate-income unit.

Other Affordable Rental Opportunities

​The following rental opportunities are available in the Township of Montclair.  To inquire about availability, please use the contact information provided in each property description.

Montclairion (10 Pine Street)

The Montclairion I is an inclusionary project, built in 1986, contains 38 market rate units and 18 affordable rental units: 6 one-bedroom, 8 two-bedroom and 3 three-bedroom low- and moderate-income units.  The property is located across the street from the Bay Street train station and just north of Bloomfield Avenue.

Matthew Carter Apartments

This apartment complex contains 126 affordable apartments in two locations at both 20 and 80 Glenridge Avenue. The apartments, which include one- and two-bedroom apartments, were built in 1980 and are located within one block of the Bay Street train station and Pine Street business district.
