What is driving this year's property tax bill?
Property taxes in Montclair are made up of separate levies for the Township, Essex County, the Library, and Montclair Public Schools. For the average home assessed at $641,700, this year's changes are approximately:
-
Township (Municipal): +$160.42
-
Essex County: −$25.67
-
Montclair Public Schools – Annual Budget: +$847.04
-
Montclair Public Schools – Voter-Approved Referendum: +$558.27 in 2026, split between the third- and fourth-quarter tax bills, with the remaining approximately $558.27 billed in 2027.
To reduce the impact on taxpayers, the Township and Montclair Public Schools worked together to spread the voter-approved referendum tax increase over both 2026 and 2027, rather than collecting the full amount during the third and fourth quarters of 2026
